John

John Mario Perri

FOUNDER / LEAD SALES

In 2013, John co-founded ProVest Management with two other partners, turning his focus to managing commercial real estate development projects along the East Coast, starting with Fort Valley, Georgia. Leading a team with offices in San Francisco, Dallas, India, and New York, John managed over 13 retail shopping centers totaling nearly 1,000,000 sq ft of space, including notable properties like Springdale Plaza in Camden, South Carolina, and Forrest Oaks, Shopping Center, Mt Airy, North Carolina.

Both experiences revealed a market opportunity: improving property management efficiency through enhanced processes for preventative maintenance and work order management. In 2018, John left the family business and founded Clever Property Management in 2019. Leveraging his marketing and real estate connections, he quickly signed his first multi-family clients with 7 doors and rent income oversight of +/- $75,000 a year. Heading into the back end of 2025, Clever Property Management has crossed the threshold of $5,300,000+ in rental income being overseen and over 300 doors.

An unexpected evolution of Clever Property Management has been its growing role in construction management, supporting select clients with larger and larger projects. Starting Clever Construction Management in early 2024, John now spends much of his time identifying clients in need of both project supervision and management, helping them save on renovations while ensuring projects stay on track. His deep knowledge of buildings and renovation, gained from years of construction experience, allows him to lead managing properties from the inside out.

John holds a bachelor’s degree from CUNY Baruch College and a master’s degree from The College of St. Rose where his concentrations were business administration and finance. Ten-hour OSHA certified, John is also a New York State licensed real estate broker and holds an ICSC-CSM Property Management certificationand is C3P certified by Spectrum. In his spare time, John enjoys laughing and lounging with friends.

Utilizing his experience and skills from JMS Construction, John was one of three partners that founded ProVest Management in 2013, focusing on managing commercial real estate development projects along the eastern seaboard beginning in Fort Valley, Georgia. Spearheading a team with locations in San Francisco, Dallas, India and NY, John was responsible for coordinating the property management of over 13 retail shopping centers with close to 1,000,000 sq ft of space. Notable centers managed include Springdale Plaza, Camden, South Carolina; North Towne Commons, Toledo, Ohio; Fort Valley Shopping Center, Fort Valley, Georgia, Forrest Oaks, Shopping Center, Mt Airy, North Carolina; Arlington Square Shopping Center, Indianapolis, Indiana; Sunrise Plaza, Brooksville, Florida.

With these experiences, John recognized a niche that could be filled beginning with a much more efficient method for property management by installing processes and procedures for preventative maintenance and work order management. John left the family business in 2018 and founded Clever Property Management in 2019. Utilizing his network in marketing and real estate, John quickly signed Clever’s first multi-family clients.

An unexpected biproduct of years in the construction industry, Clever Property Management began supporting select clientele with construction management in a role that continues to grow to bigger and bigger projects. As a result, John spends a significant amount of time identifying clients who require both supervision and management. This helps them save money on renovations and keep the project moving forward in an orderly fashion. It also gives them a management team that literally knows the building from the inside-out.

Kristi

Kristi Perri

PRINCIPAL / ACCOUNTING LEAD

Kristi co-founded Clever Construction Management with John in 2024 and serves as its Principal Owner and President. The company grew naturally out of years of hands-on work in property development across the Hudson Valley and Catskill regions — and Kristi was the right person to lead it. As the majority owner, she drives the day-to-day operations and keeps the business running with the same steady hand she has applied throughout her career.

With equal time managing commercial and multi‐family financial operations in Hudson, Catskill, and areas outside New York, Kristi rose from a part‐time Accounts Receivable representative to a salaried Office Manager running the back‐office operations for multiple companies on multiple accounting platforms. Her proximity to and involvement in property development, construction management, and financial operations allowed her to develop a great network of reliable industry professionals who she recommends to her clients. Kristi provides oversight and advice on day‐to‐day accounting and year‐end tax decisions.

Along with thriving in her own career working for a local foundation, Kristi also runs their home life handling their two daughters Gabriella and Gillian, as well as Penelope Lane, the family cockapoo.

Kristi holds a bachelor’s degree from SUNY Oswego and a master’s degree from Long Island University.

Jeff

Jeffrey Haworth

COMMUNITY AMBASSADOR

In his role in property management, Jeff leverages a diverse background spanning healthcare administration, finance, and customer service. Known for his empathy, self-directed approach and unwavering dedication, he has honed extensive expertise in medical billing, claims auditing, and contract compliance, excelling in managing complex tasks with efficiency. Jeff’s proficiency in overseeing monetary transactions, auditing claims, and ensuring regulatory compliance seamlessly aligns with the demands of property management. Moreover, his experience in customer service highlights his ability to nurture positive relationships with tenants and stakeholders, a crucial element of successful property management.

Jeff’s professional journey began with a Bachelor of Arts in Psychology from Framingham State College, laying the foundation for a career marked by continuous growth and achievement. In his free time, Jeff enjoys a successful dog sitting service and pet photography.

Adam

Adam Rice, CPA

CONSULTING CFO

Adam, a ten-year Army veteran, is an Enrolled Agent, which allows him to practice before the Internal Revenue Service. His experience includes public accounting with taxation, not-for-profit audit experience and insurance premium auditing. Prior to starting his own firm, Adam served as Director of Finance of a real estate management firm and is currently an adjunct professor of business and accounting. Working with Clever, Adam’s firm provides accounting services and monthly oversight of financials while keeping short and long-term company goals in focus.

Adam holds a Master of Business Administration from Massachusetts College of Liberal Arts.

Jessica

Jessica Kirk

ESTATES & TENANTS LIASON

Jessica Kirk holds a Bachelor of Science degree from St. John’s University and brings over 20 years of experience in coordination, customer service, and organizational leadership. Throughout her career, she has demonstrated exceptional attention to detail, strong multitasking abilities, and a commitment to delivering high-quality results.

Jessica has coordinated trainings across New York State, including large-scale annual conventions, conferences, firefighter games, and professional development events. She has extensive experience organizing logistics, managing communications, and leading meetings to ensure seamless execution and positive participant experiences.

Known for her patience, friendly demeanor, and excellent communication skills, Jessica is highly knowledgeable and thorough in her work. She approaches challenges with effective problem-solving strategies and a proactive mindset, consistently ensuring that projects and events are completed efficiently and successfully.

Matthew Deyoe

Matthew DeYoe is a seasoned green industry professional and business leader with over 20 years of hands-on and executive experience in landscape and turf operations. He holds a Bachelor of Technology in Plant Science from SUNY Cobleskill and has built his career at the intersection of operational excellence and entrepreneurial vision.

As the owner of a small landscape business, Matthew developed and managed all aspects of operations — from client acquisition and budgeting to workforce leadership and project execution. His ability to scale services, maintain strong client relationships, and deliver consistent quality positioned his business for long-term success in a competitive market.

In addition to business ownership, Matthew spent 13 years serving as both Assistant Superintendent and Superintendent of golf courses, where he managed multimillion-dollar assets, led cross-functional teams, oversaw budgeting and capital improvements, and implemented strategic turf management programs. His corporate landscape experience further strengthened his operational systems, logistics management, and performance optimization skills.

Matthew combines practical field expertise with strong organizational leadership and managerial discipline. He is known for building efficient systems, developing high-performing teams, and driving sustainable growth through thoughtful planning and effective problem-solving.

Ali Jones

LEASING AND OPERATIONS ASSOCIATE

Ali is a seasoned property management and real estate professional with over 10 years of experience overseeing residential portfolios, leasing operations, and day-to-day asset management. Based in East Tennessee, she also works as a licensed Realtor, helping clients navigate buying, selling, and investment decisions with a strong focus on communication, trust, and long-term value.

Throughout her career, Ali has developed deep expertise in tenant relations, vendor coordination, compliance, and operational systems that keep properties running efficiently and in line with regulatory standards. She is known for being detail-oriented, solutions-driven, and steady under pressure, especially when managing maintenance issues, tenant concerns, and fast-moving property needs across multiple markets.

Outside of property management and real estate, Ali is passionate about creating spaces that truly feel like home. She has a strong interest in interior design, creative problem-solving, and thoughtful design choices that elevate everyday living. She also has a deep love for animals, particularly senior dogs, and her long-term goal is to open a rescue dedicated to providing them with comfort, care, and a final safe home.

Coming from a marketing background, Tom has a passion for technology and began building website and mobile apps for individuals and businesses in 2014. After a personal introduction, Tom grabbed the baton on the website that was and quickly helped Clever get cleaned up and organized to the benefit of the potential clients. Community Connections Digital continues to support new ideas and introducing up and coming media approaches helping Clever expand their reach in digital presence.

Tom received his bachelor’s degree from Long Island University in Business Administration.

Kristie Filosa

OPERATIONS LEAD

As an accomplished and driven Finance and Operations leader, Kristie Filosa has a proven track record of transforming strategy into clear financial plans and operating objectives. Adept at partnering with executive teams to drive financial strategy and performance, she excels at collaborating cross-functionally to foster growth. Kristie brings extensive experience in leading financial planning, forecasting, budgeting, and analyzing financial results. A self-starter with a remarkable ability to prioritize competing objectives in a fast-paced environment, she has been instrumental in helping Clever grow from a fledgling property management company to a successful, robust firm.

Kerri Dittmar

CONSTRUCTION PROJECT MANAGER

With over 20 years’ experience in remote Project management and Commercial Property Management, Kerri has joined Clever Properties as our construction management Lead. With a strong communication and process-oriented skillset, she works directly with John concentrating on vendor and client relationships. Maintaining effective communications with Clever team members, vendors, and clients, Kerri works to ensure construction projects are tracked in a timely and professional manner by managing schedules and all other relevant project timelines.

Kerri holds a bachelor’s degree from SUNY Cortland.
